KP Studio was commissioned by a private developer to undertake a bulk and location study exploring the repurposing of an existing car park into a commercial retail building. The study tested built form and massing in response to planning controls, pedestrian foot traffic patterns, public transport connectivity, and the site’s relationship to surrounding streets and amenities.

Particular consideration was given to activating the public interface while managing proximity to nearby sensitive biodiversity areas. Multiple development scenarios were explored to balance commercial viability, environmental responsibility, and urban integration, providing a robust framework for early-stage decision-making.
